A phased renovation of the Annie E. Casey Foundation’s headquarters transformed two historic buildings in Baltimore’s Mount Vernon neighborhood. Southway joined early in design to provide preconstruction services, helping establish budgets, evaluate phasing strategies, and develop constructability and logistics plans.

To maintain budget and schedule, the project was delivered in two phases, relocating staff between 701 St. Paul Street and 503 N. Charles Street to allow each building to be fully renovated while remaining operational.

Both buildings received complete interior overhauls, including new architectural finishes, upgraded mechanical, electrical, and HVAC systems, and modernized lighting and AV infrastructure. Office layouts were reconfigured with full-height glass partitions, and shared spaces were enhanced with cafés, collaborative work areas, and high-tech conference rooms.

Key architectural features include a new communicating stair within a five-story atrium, upgraded common areas, and a decorative wrought-iron canopy at the St. Paul Street entrance. The result is a fully modernized workplace that preserves the character of two historic structures while supporting contemporary work environments.
